save on real estate commissions by taking on much of the work marketing the
home. The "flat fee broker" charges an up front fee to let a For Sale by Owner access the multiple listing service (MLS). Hint: We have a better way.
The Problem
It looks good on paper, but usually doesn't pan out in practice.
That is evidenced by the very high ratio of "cancelled" and "expired"
listings relative to "sold" listings. The listings that don't sell are often re-listed with a full price broker, costing the seller valuable equity. In addition, buyers looking on the Internet see that the house has been on the market for an extended period of time and had failed to sell. In today's fast moving market this could be seen as an indication of a problem house, creating a challenge for the next broker to get good offers.
Furthermore, the flat fee broker has no incentive to sell the house because they get paid the same whether the house sells or not. Unless the seller is experienced, like a retired real estate agent, it is difficult for them to navigate through the process or provide the quality of marketing that their competition has.
Here is how it typically works: The flat fee broker provides no services for the "fee" other than data entry on the MLS. The seller is responsible for all other facets of the listing and selling process. Sometimes the advertised fee is really low with the expectation that other services, such as enhancements to the listing, signs, lock boxes, flyers, photography, call forwarding, document preparation, etc. will be purchased individually.
Another disadvantage to the program is the amount of commission the seller pays to a buyer's agent is often higher than average. Many times the buyer's agent has to act in both capacities, as a selling agent and a listing agent, because under the flat fee brokerage model the seller is normally representing themselves and the buyers agent ends up helping the seller navigate the process. The higher commission compensates the agent for the extra work and helps to entice agents to show the property.
